房屋方位的選擇與影響
當代購房者在考量房價之外，還會關注房屋方位。根據房地產經紀人內部成交數據，2020年購房者選擇”座西北朝東南”的比例高達16.9%，位居所有方位之冠。
專家分析，台灣夏季太陽東偏北升起，冬季東偏南升起，因此，上述朝向在夏季能斜射進屋內，避免直接暴曬，維持室內涼爽。根據台灣房屋內部成交數據，今年購房者選擇”座西北朝東南”方位的比例最高，達到16.9%；其次是”座東朝西”方位，佔據約14.8%；而歷來被視為”帝王座向”的”座北朝南”僅排到第六位，較2018年減少4%，若與10年前相比則明顯下降10.8%。
台灣房屋集團趨勢中心經理江怡慧指出，坊間對於住宅方位通常有兩種看法：一種是以”住宅大門朝向外”為準，面向正南方即為”座北朝南”；另一種則以”大面積採光面”為準，一般指客廳落地窗的方向，兩種説法皆為常見。
江怡慧表示，華人購房之所以重視方位，偏好座北朝南，主要因其在風水學中屬於”帝王座向”，被認為有利於事業發展、財位佈局，且冬暖夏涼、通風採光，成為購房者的首選。但隨着時代變遷、地狹人稠、大樓住宅密集，座向選擇也不再能盡善盡美，社區視野、採光通風往往也會左右購房條件的優先順位，從而降低座向的影響性。
今年”座西北朝東南”的比例最高 達16.9%，江怡慧分析，主要是由於台灣位於北半球，夏季太陽東偏北升起，冬季東偏南升起，因此這種朝向的住宅在夏季不會直曬室內，避免酷熱難耐，故成交比例較高。
至於跌破眼鏡的第二名”座東朝西”方位，江怡慧補充説，多數人認為朝西的房子會有西曬問題，但也有人偏愛這樣的朝向，因俗語有云：”座南向北，賺進穩當”（注：台語，意即穩賺之意）”；”座東朝西，賺進無人知”（注：台語，意即暗自獲利之意）。
此外，台灣地區雨量充沛，氣候潮濕，使得購房者更傾向東西向的房子，這也是”西曬的住宅躍升為購房者選擇的原因之一。
不過，江怡慧提醒，座東朝西的住宅確實有西曬問題，建議在建材方面選擇耐熱、吸熱或防潮的材料，屋外陽台可安裝遮陽板，或選擇隔熱性能高的窗簾，以降低室內温度，減少冷氣用電支出。

“Yan Nian” favorable direction, corresponding to the star of Wu Qu, of the metal element. This is a moderately auspicious star. It offers favorable conditions for attaining harmony within the family, and support from friends. It can also prolong life, enhance vitality, and improve resistance to diseases. Additionally, it can promote emotional growth, marital harmony, and family happiness. Considerate, easygoing, enduring, and appreciative of the efforts of others, one always receives the respect and satisfaction of others.
“Fu Wei” favorable direction, corresponding to the star of Zuo Fu, of the wood element. This is a slightly auspicious star. Everything is in peace, free of any unpleasantries or despicable beings. Sensitive to opportunities for profit, valuing family bonds, men are gentle to their families, obedient to their parents and wives, except their sexual desire is slightly weaker.
“Jue Ming” unfavorable direction, corresponding to the star of Po Jun, of the metal element. This is also the most unfavorable star. Surgical operations, sword wounds, robbery, and extreme distress.
